Garnett station on the Red and Gold lines is the rail connection, which puts the rest of the city within reach without a car. The BeltLine trail is the other piece: the site lists it at 1.0 mi to trail, so you are close to it but not on top of it.
The site's own description calls it brick warehouses, galleries, and the stadiums ten minutes away on foot, and dead quiet on a non-event night. That last part matters. This suits you if you want galleries and stadiums close and a calm street when nothing is on. It suits you less if you want restaurants at the door or a lively evening without walking.
