Poncey-Highland is a small wedge between Ponce de Leon Avenue and Virginia-Highland, and it has the densest useful geography in the city: the Eastside Trail at the door, Ponce City Market five minutes west, the Clermont across the road, and a restaurant row along North Highland.

Why stay here

Everything is inside ten minutes. The trail, two food halls, a cinema, a dozen restaurants, Freedom Park, and Virginia-Highland’s village up the hill — and unlike Old Fourth Ward, it costs $138 rather than $149. For a walking trip this is arguably the best-value address on the loop.

It is also a real neighbourhood. Bungalows and small blocks of flats rather than new towers, a park along the old highway route, and a mix of long-term residents and visitors. The Carter Center and its gardens sit on the southern edge with one of the better skyline views.

And it is the best-positioned base for using the BeltLine in both directions. From here the trail runs north to Piedmont Park in fifteen minutes and south to Krog Street and Inman Park in twenty-five, which means you can do the whole Eastside on foot over two evenings without repeating yourself.

Where exactly to sleep in it

Small wedge, and the trade is noise against convenience.

Getting around from here

No station, which is the usual east-side caveat. From the airport, the Red or Gold line to North Avenue then a short rideshare, or the Blue line to Inman Park and a ride — about forty minutes. The 2 and 102 buses run along Ponce.

The trail does the rest, and does it better here than almost anywhere: Ponce City Market five minutes, Krog Street twenty-five, Piedmont Park fifteen, all on foot. Bikes make the whole east side a ten-minute proposition.

Freedom Park’s paths are the off-street route south and east, towards the Carter Center, Inman Park and Little Five Points. They are better walking than any of the roads and the reason this base feels bigger than its boundaries.

Parking is free on the residential streets and paid at Ponce City Market. There is no reason to drive on a walking trip, and Ponce de Leon traffic is the least pleasant part of the neighbourhood.

Eating and evenings

North Highland is the local row — a dozen restaurants and bars, plus a good bakery and a cinema — and Ponce City Market’s food hall is five minutes west when you want choice. Krog Street Market is a longer trail walk south.

What makes it work over several nights is the range of price rather than the number of places: a taqueria, a diner, a bakery, a cinema bar and two or three proper restaurants, all inside the same walk. You are not choosing between one good room and a food hall every evening.

Evenings are the strongest part of this base. The Clermont’s rooftop, the bars on North Highland, the food hall, the trail itself — all within a walk, all busy, and all reachable without crossing anything unpleasant except Ponce de Leon.

Through the year, and what it costs

The east-side pattern with a slightly wider spread, because the stock mixes hotels and short-lets: April and October run $165 to $185, January and February $115 to $125, and weekends carry fifteen to twenty dollars over midweek all year.

Two dates to know. Music Midtown in September fills the whole north-east quarter, and the Atlanta Film Festival and the Ponce City Market events calendar both pull rooms in spring. Neither is a reason to avoid the neighbourhood, but both are reasons to book earlier than you planned.

Summer is good value and manageable, because the distances here are genuinely short — five minutes to a food hall, ten to the cinema, fifteen to the park. You can have a full day in an Atlanta August without a long walk in the middle of it, which is not true of the western bases.

Book off Ponce de Leon It is a main arterial road and busy at all hours. Who should stay somewhere else

If you need rail, you do not want the east side without a station — Inman Park is the compromise, Midtown the safe answer. Budget forty minutes plus a rideshare for the airport from here.

If you want quiet streets and a village feel, Virginia-Highland up the hill is calmer for seven dollars more. Poncey-Highland is wedged against a busy avenue and you will hear it on the Ponce side.

And if you are travelling with young children, the trail-side blocks are busy and Ponce de Leon is a genuinely unpleasant road to cross with a pushchair. Inman Park and Grant Park both handle that better.

Is Poncey-Highland better value than Old Fourth Ward? +

For a walking trip, we think so — eleven dollars less a night, the same trail, five minutes to Ponce City Market, and a better local restaurant row. O4W has the newer rooms.

Is the Clermont worth it? +

The rooftop has a proper skyline view and is a genuine Atlanta institution in its various forms. Go early in the evening; it fills up and the queue is not worth it.

How noisy is Ponce de Leon? +

Busy at all hours — it is a main arterial road. Rooms on North Highland or towards Freedom Park are much quieter for a few dollars less.

Can I walk to Piedmont Park? +

Yes, about fifteen minutes on the trail, through Old Fourth Ward and past Ponce City Market. It is the nicest fifteen-minute walk in the city.

Is it good with children? +

Less so than Inman Park or Grant Park. The trail blocks are busy and Ponce de Leon is hard to cross with a pushchair, though Freedom Park on the south side is excellent.

What is Freedom Park? +

A long strip of parkland and paths left over from a cancelled highway, running south and east towards the Carter Center, Inman Park and Little Five Points. The best off-street walking here.
